ABOUT THE VILLAS AT RIVERSIDE SOUTH
 
The Villas of Riverside South is a welcoming, adult lifestyle community consisting of 184 freehold attached bungalows on three connecting streets.  This development began in 1999 and is noted for the beautifully tended lots and flower gardens created and maintained with extreme pride by the Villas owners. This community is located north of Manotick and east of Barrhaven, in Riverside South.
 
There are a number of paths leading to the main arteries and to a large dog park on Earl Armstrong Road.  There are also many walking paths through various park grounds in the neighborhood.  City buses run frequently with a Park and  Ride within 1 km from our community and the LRT is coming soon to Riverside South. Many grocery stores, pharmacies, restaurants, medical,  and other services are close by with Chapman Mills Marketplace Shopping Centre in Barrhaven just a short drive away.
 
The social scene in The Villas of Riverside South keeps the residents in our community as busy and active as they wish to be. There is a very active Social Committee which welcomes new members and new ideas. Our Community Centre (VillasCentre) hosts many varied volunteer led events such as stretch & tone classes, card evenings, duplicate bridge afternoons, happy hours, coffee clubs, book club with lending library, and knitting and craft evenings. There are also many social events organized throughout the year for the enjoyment of all our residents.  Homeowners can also reserve the VillasCentre for private use events.
 
As an Ontario not-for-profit corporation, not condos, there is no monthly fee.  However, there is a very affordable mandatory annual fee.  This fee covers maintenance of the Community Centre and funds a capital reserve for extended related expenses.
 
The Community operates with an elected volunteer Board of Directors who are responsible for administering the funds and business of the Association.  Board members work together to facilitate all aspects of finance, communications, property management, resales, record keeping and activity scheduling. 
 
Registered with each property title is a set of Covenants to help protect the assets of homeowners who agree to maintain standards of upkeep, fence free access and lines of sight, and other elements of consistency.
 
Our residents are mostly retired or nearing retirement, and enjoy living in a quiet neighborhood away from the hustle and bustle of downtown Ottawa.  The Villas are located within a short distance to many attractions in Ottawa such as the Ottawa Tulip Festival, Parliament Hill, the Rideau Canal, National Arts Centre, and many other theatres and galleries.  Cycling and walking paths are close by, with various athletic centres and arenas 10 minutes away.
